How Many Square Feet Is Your Garage?

Length times width, measured inside the walls at floor level. A standard Canadian two-car garage at 20 by 20 feet comes to 400 square feet; a single at 12 by 22 comes to 264. The calculator below does that in feet or in metres, returns both, and adds the perimeter, which is the measurement a cove base is priced off and the one everybody forgets to take.

Standard Canadian garage dimensions

There is no Canadian building code that prescribes a residential stall size, so these are builder convention rather than law. Wilcox Door, an Ontario garage door company, publishes the figures below.

What GTA coating firms actually quote against

A dimension and a quoting class are not the same thing. When an applicator says "double garage" on a price list, this is the footprint they mean, and the spread between them is why two quotes for the same building can start from different square footages. If a quote does not state the area it is priced on, that is the first thing to ask.

Measuring it properly, in about four minutes

Take the length front to back with the tape flat on the concrete, against a wall rather than down the middle, because a garage floor is usually poured with a slope towards the door and a tape held in the air will read long. Do the same across the width. Round down, not up: a coating quote built on a number larger than the floor costs you money, and a number slightly smaller costs the applicator nothing because they will measure it themselves before they mix anything.

Then decide what is not getting coated. A set of stairs down into the house, a furnace platform, a floor drain surround, a permanently bolted workbench. Add those up and put the total in the deduction box. If you are unsure whether the applicator will coat under a shelving unit, assume they will not unless you empty it.

Finally, walk the perimeter if a cove base is on the table. It is length of wall, not area of floor, and it is the one number a phone quote will ask for that you will not already have.

How many square feet is a 2 car garage?

Four hundred, on the most common Canadian footprint. Wilcox Door puts a two-car garage at about 20 by 20 feet, which is 400 square feet, and three GTA coating firms price a double at that number or close to it: GLI Toronto and Canadian Concrete Surfaces both call a standard two-car garage 400 square feet, GLI's Ontario guide works from 450, and ProEpoxy quotes a range of 400 to 500. If you have not measured yours, 400 is the number to plan around and 500 is the number to sanity-check a quote against.

How many square feet is a 1 car garage?

Between 240 and 264 on published Canadian dimensions. Wilcox Door gives two: about 12 by 20 feet, which is 240 square feet, and a typical Canadian single at 12 feet wide by 22 feet deep, which is 264. Coating firms round that off: ProEpoxy prices a single-car garage at 200 to 250 square feet, and both GLI Ontario and Quick Coat work from a flat 250.

Do I measure the inside or the outside of the garage?

The inside, at floor level, wall to wall. A coating goes on the concrete, so the outside dimension of the building includes framing and cladding that no applicator will ever coat. On a 20 foot wide garage that difference is roughly a foot of width once the studs and drywall are accounted for, which is 20 square feet of floor you would otherwise be paying to coat and would not have.

Why does the calculator show the perimeter as well?

Because a cove base, where the coating turns up the wall a few inches instead of stopping at it, is priced off the length of wall rather than the area of floor. It is standard in commercial kitchens and increasingly asked for in garages, since it removes the joint where water and salt collect. If you are getting quotes that include one, the perimeter is the number that quote is built on, and it is much easier to take while you are already holding the tape.

What if my garage is not a rectangle?

Measure it as rectangles and add them. A garage with a bump-out for a workbench or a set of stairs down into the house is two shapes: do the big one here, then take the smaller piece off using the deduction box, or run the calculator twice and add the two answers. The deduction box is also the right place for anything that is not concrete you want coated, such as a floor drain surround or a mechanical platform.

Why does this show square metres too?

Because Canada measures buildings in feet and sells coatings in litres. A data sheet gives coverage in square feet per gallon or square metres per litre, so an answer that exists only in square feet is half an answer as soon as you are standing in front of a product. One square foot is 0.09290304 square metres exactly, so the conversion here is a definition rather than a rounding.
